The good news is that the market is moving. People continue to buy and sell every day, whether they are first home buyers, families needing more space, people relocating or sellers ready for their next chapter.

July showed us a property market that is steady, considered and increasingly driven by local conditions.

Nationally, the median sale price was $760,000, down just 0.7% on July last year. While sales were 10% lower than the same time in 2025, July's result was around the historical midpoint for the month when compared with REINZ's 35 years of sales data.

Properties are taking a little longer to sell, with the national median sitting at 50 days, two days longer than this time last year. This reflects a market where buyers are taking their time, weighing up their options, while sellers are often prepared to wait for the right buyer.

Wellington Market Update

Wellington's median sale price was $725,000, down 4% compared with July 2025.

First home buyers were the most active group during the month, while vendors were generally adjusting their expectations to reflect current market conditions.

The General Election in November has contributed to a more cautious approach for some buyers, sellers and investors. Some vendors are choosing to wait until spring, while buyers are taking their time and carefully considering their options.

With 55 days to sell, Wellington remains a more considered market than its 10-year July average of 42 days. However, this also means buyers have more time and choice, creating opportunities for those who are well prepared and ready to act when the time is right.

We are cautiously optimistic that activity will begin to build as winter ends and we move towards spring.

Hutt Valley Property Market Snapshot

The Hutt Valley recorded a median sale price of $630,000, with 106 sales in July.

The average time to sell was 57 days, reflecting the measured pace of the current market.

For buyers, increased choice and less pressure can be a real advantage. For sellers, good presentation, realistic pricing and strong local advice remain important in achieving the best possible result.

Looking Ahead

The outlook remains steady, with reasons to be optimistic.

As we move towards spring, interest rates, household costs, new listings and the upcoming election will all influence market activity.

However, the fundamentals remain the same. People will always need to buy, sell and move as their circumstances change.

The market may be moving at a more measured pace, but it is moving and for buyers and sellers who are prepared, there are opportunities to be found.
